We believe that the square footage of the property does not include the square footage of the solarium located off of the main floor. This added space creates a larger living space on the upper floor. Due to the location of the bedrooms and entrances, and the zoning of this property, it is an ideal opportunity for:
Option 1: Converting the property into an SDU
- Option 1a: The Investor could add a door to the bottom of the stairs to the basement, creating an entrance to go up or down to the upper or lower floor units. (see HERE for video of the main entrance)
- Option 1b: The Investor could use the front door entrance specifically for the basement unit, and use the entrance through the solarium, or the back door as the main entrance for the upper floor unit.
